FREE PROPERTY & LOCAL MARKET DATA

Better information. A clearer selling decision.

Not sure what your property may be worth or which market assumptions to use? True Blue Auctions will provide property information from HouseCanary and local market data from Altos Research at no charge to help you use the calculator with better-informed numbers.

Your property: HouseCanary

Explore estimated property value, property details and comparable properties where available. Use this information as a starting point for your home-value assumption—not an appraisal or guaranteed selling price.

Your market: Altos Research

Review local pricing, inventory, days-on-market and price-reduction trends. For State College and Centre County sellers, start with the State College report below and check its stated area and property type.

Use the request form below to provide the property address, city, state and ZIP code. Report availability varies by property and location. The calculator remains available without submitting a request.

How do I use these reports in the calculator?

Value: Use property-specific estimates and comparable-property information to choose a starting assumption. A market median asking price is not a valuation of your home.

Timing: Use market-time trends as context, not a promised sale date. The calculator needs total days through settlement; include time to close as well as time spent marketing.

Price reductions: The share of listings with a price cut is not the size of that cut. Do not enter the percentage of homes reduced in price as your property's assumed percentage reduction.

Data dates: Altos market reports are updated weekly. HouseCanary fields follow their source and product update schedules. Check each report's date, geographic area and property type. Enter selected assumptions yourself—the calculator does not automatically retrieve or import either report.

The total seller-paid percentage under your proposed agreement.

Flat fees, closing charges, marketing, repairs or concessions. Do not include amounts counted above.
03 / Auction

Enter assumptions for this sale method. Use your agreed seller-paid charges.

Include marketing time and the period through closing.
Reduction from your starting home value, not a guaranteed auction outcome.
Total seller-paid percentage. Not the buyer’s premium.
Use the seller’s actual share; no tax rate is assumed.
Flat fees, closing charges, marketing, repairs or concessions. Do not include amounts counted above.

Compare assumptions—not promises. Use the free property and market reports to inform your entries; this calculator does not automatically look up or import live data. Auction timing, price and seller fees are not guaranteed. Include all relevant seller-paid expenses in each scenario.

True Blue Auctions — Seller Comparison

How this calculator works—and what the result is not

Monthly carrying payments are the sum of the five monthly inputs. Annual payments = monthly × 12. Daily payments = annual ÷ 365. Carrying payments for each scenario = daily × days through settlement.

Modeled sale price = starting home value × (1 − assumed price reduction ÷ 100). Seller percentage fees and seller transfer tax are calculated on that modeled sale price, not on a price reduced by carrying payments.

Sale proceeds before loan payoff = modeled sale price − percentage fees − seller transfer tax − other seller-paid costs. Comparison balance = those proceeds − carrying cash payments. The difference compares the two balances; either method may be higher.

This is a simplified cash-budget scenario, not an appraisal or complete seller net sheet. It excludes mortgage payoff, other liens, income/capital-gains taxes and any cost you do not enter. Mortgage principal payments are included in cash outflow but are not entirely an economic expense. Their effect on the loan balance is not modeled.

HouseCanary property information and Altos Research market reports are available through our free property-data offer to help you choose inputs. They are separate from the calculator: no automatic valuation lookup, live-feed import or prediction of auction proceeds is performed. Illustrative numbers are examples only. Replace them with relevant report information, written quotes and your own assumptions.

LOOK BEYOND THE ASKING PRICE

What could another month change?

Before choosing how to sell a home in State College, Centre County or elsewhere in Pennsylvania, put the same questions to both options: What sale price am I assuming? Which charges will I pay? How long will I keep carrying the property?

Price is an assumption.

A starting home value is not a promised sale price. Test a lower-price scenario as well as your preferred outcome.

Time is part of the budget.

Compare the period through settlement—not just the date a listing or auction ends.

Details belong in writing.

Compare seller-paid fees, tax allocation and other costs from the proposed agreements. Do not treat blank fields as a quote.

Explore real estate auctions with True Blue or read client experiences as you prepare your questions. Individual experiences are not a forecast for your property.

BEFORE YOU RELY ON A NUMBER

Home-selling calculator questions

Does this tell me exactly what I will receive at closing?

No. It shows a scenario balance after the inputs you enter, before mortgage payoff, other liens and income taxes. A lender payoff quote and a transaction-specific settlement estimate are needed to complete your picture.

Should I enter my whole monthly mortgage bill?

Enter principal and interest, plus mortgage insurance if applicable, in the mortgage field. Enter property tax and homeowners insurance separately. If your mortgage bill already includes those items through escrow, do not count them twice. The Consumer Financial Protection Bureau explains this distinction.

Does the calculator assume auctions have no fees or take only 30 days?

No. You enter the seller fee and total days through settlement for both methods. The example button uses clearly labeled illustrative figures, not an auction promise, fee quote or local-market average.

Where do I include a buyer’s premium?

This calculator models the seller’s side. Do not add a buyer-paid premium as a seller fee or automatically add it to the amount the seller receives. Confirm how the particular auction agreement defines the bid, contract price, premium and seller proceeds. Enter the expected seller sale-price basis and seller charges consistently.

Can I use this for a Pennsylvania or State College property?

Yes. True Blue Auctions provides free HouseCanary property information and Altos Research local-market data to help you choose inputs. Request data for your property or view the State College market report (opens a new tab). Check the report's area, property type and date; market figures are context, not a guaranteed outcome for your home. Enter your chosen assumptions manually and confirm seller-paid fees and tax allocation separately.

Will this send my figures or create a lead automatically?

The calculator itself does not submit your entries, create an account or send a lead. Copy and Print are optional. “Discuss these numbers” opens an email draft containing your comparison; review it before sending. This statement describes the calculator, not every integration elsewhere on the website.
