How do I use these reports in the calculator?

How this calculator works—and what the result is not
Monthly carrying payments are the sum of the five monthly inputs. Annual payments = monthly × 12. Daily payments = annual ÷ 365. Carrying payments for each scenario = daily × days through settlement.
Modeled sale price = starting home value × (1 − assumed price reduction ÷ 100). Seller percentage fees and seller transfer tax are calculated on that modeled sale price, not on a price reduced by carrying payments.
Sale proceeds before loan payoff = modeled sale price − percentage fees − seller transfer tax − other seller-paid costs. Comparison balance = those proceeds − carrying cash payments. The difference compares the two balances; either method may be higher.
This is a simplified cash-budget scenario, not an appraisal or complete seller net sheet. It excludes mortgage payoff, other liens, income/capital-gains taxes and any cost you do not enter. Mortgage principal payments are included in cash outflow but are not entirely an economic expense. Their effect on the loan balance is not modeled.

Home-selling calculator questions
Does this tell me exactly what I will receive at closing?
No. It shows a scenario balance after the inputs you enter, before mortgage payoff, other liens and income taxes. A lender payoff quote and a transaction-specific settlement estimate are needed to complete your picture.
Should I enter my whole monthly mortgage bill?
Enter principal and interest, plus mortgage insurance if applicable, in the mortgage field. Enter property tax and homeowners insurance separately. If your mortgage bill already includes those items through escrow, do not count them twice. The Consumer Financial Protection Bureau explains this distinction.
Does the calculator assume auctions have no fees or take only 30 days?
No. You enter the seller fee and total days through settlement for both methods. The example button uses clearly labeled illustrative figures, not an auction promise, fee quote or local-market average.
Where do I include a buyer’s premium?
This calculator models the seller’s side. Do not add a buyer-paid premium as a seller fee or automatically add it to the amount the seller receives. Confirm how the particular auction agreement defines the bid, contract price, premium and seller proceeds. Enter the expected seller sale-price basis and seller charges consistently.
Can I use this for a Pennsylvania or State College property?
