We would encourage the seller to offer home inspections prior to sale . The person who pays for a home inspection prior to the sale will most likely be the one bidding on and buying the property . We can help you have a home inspection performed that we can offer to people who come to the open house events where they can see themselves the home inspection report. The seller may not wish to do anything and let it all up to the buyer to inspect the home. There are any number of ways to put together the sale of Real Estate and we at True Blue Auctions will help guide you thru the process to do whatever is in your best interest.

NO Closing Costs

Why?
Buyer is going to pay both sides of transfer tax. In Private Treaty (traditional real estate sales using a Realtor or Real Estate Agent or Broker) it is going to be split ½ buyer ½
seller . In Pennsylvania and other states the standard is 2%
The buyer pays the cost of the deed which saves the
seller the fees and expenses.
Buyer is going to pay the cost of title search and preparation. (In PA the buyer pays it all. It may vary in other states.)
On day of settlement the seller will ONLY pay the remaining pro-rated taxes and utilities.

Further, using the Auction Method the seller does not have any Roll-back Taxes.
Roll back tax - people are not taxed at the same rate because it is a farm, not subdivided, environment, etc. If a property has been taxed as a farm for the past 50 years and a person sells the property and uses it for something different and it changes. The land then gets taxed back however many years as if it was used differently because of the sale changing the way the property is being used. (The roll-back tax depends upon the local and state government)
To make sure that no Roll-back Taxes are involved using the Auction Method we put in a clause which states, “Any and all applicable rollback taxes will be paid by the buyer.”

Motivated and Committed Buyers

Auctions bring people who show their commitment by bringing their 10% down or whatever terms you have for proof of payment…
Bank letter of certified funds, etc.
