1) Method of Selling - The most obvious difference is that UNLIKE selling with a "Realtor" Agent/Broker, Our Clients do NOT surrender the Right of FIRST REFUSAL. The Auction Method is the ONLY way to Sell and Retain the Right of FIRST REFUSAL.
2) What we do - We as an Auction company. This means that like an attorney, we represent and are obligated to advocate and work for our client's best interests. This means that if a legitimate bid is made prior to auction, we will present it to the Seller.
The Seller because they Retain the Right of FIRST REFUSAL, they may choose any of the following:
1) Accept the bid and not have the auction.
2) Reject the bid and go forward with the auction.
So to answer the question, the answer is Yes! Understand that to make a bid on the property before the auction you will still be obligated to make the deposit with your bid.
